      <title>Love When Clients Are Excited</title>
      <description>&lt;p&gt;Over the past year or so, I've found myself following my clients on Facebook (if they have an account). Its a great way for me to keep in touch with them even after the transaction is complete.&lt;/p&gt;
&lt;p&gt;What I mostly enjoy is how excited they are about their home being built. When you are in the Real Estate business, you are use to the day to day process... the excitement really isn't there on every transaction (except for pay day of course). But for Home Buyers, the excitement is there from day ONE.&lt;/p&gt;
&lt;p&gt;This couple I am following posted this picture about their home that is being built. The excitement was over a PORTAPOTTY which indicated to them that the builder was starting soon. :-)&lt;/p&gt;

&lt;p&gt;The T-47 affidavit goes alongside the survey used for the real estate transaction. With using the T-47, it states that the current owners have no made improvements or changes to the property that could affect the use of the existing survey. Changes that would include:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;adding new structures such as swimming pool, room additions or extensions, or other permanent structures.&lt;/li&gt;
&lt;li&gt;change the location of fences&lt;/li&gt;
&lt;li&gt;construction projects on immediate adjoining property that encroach the property&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;By stating &amp;ldquo;NONE&amp;rdquo; &amp;ndash; it states that the owner (to the best of the knowledge) does not know of any changes made (listed above).&lt;/p&gt;
&lt;p&gt;The T-47 affidavit should be signed in front of the notary.Then, delivered to the title company along with the survey when the transaction is executed.&lt;/p&gt;
&lt;p&gt;Upon closing, the T-47 affidavit will be requested to be signed again.&lt;/p&gt;
&lt;p&gt;Best practice should include signing the T-47 even before the property comes on the market. When an offer is presented, concentrate on negotiating the offer, instead of running around trying to get the T-47 notarized.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;h3&gt;Mortgage Payoff Authorization&lt;/h3&gt;
&lt;p&gt;The mortgage payoff authorization can be a simple request letter (with the mortgage information listed) that the owners authorize the title company to request a mortgage payoff authorization.&lt;/p&gt;

Sometimes it seems like that list is never ending. Its true! That list may be never ending because you&amp;rsquo;ve worked on one or two things yourself but never really fixed it correctly or 100% of the way. Some of those items can be noticed quickly, especially by a buyer that is looking through your home. Remember, the buyer sees MONEY SIGNS when items need to be fixed or replaced.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;span&gt;Hire a house cleaner &amp;ndash; &lt;/span&gt;&lt;/strong&gt;&lt;span&gt;A professional house cleaner will get all those hard to reach areas, and the areas you&amp;rsquo;ve been putting off for that &amp;lsquo;once a year&amp;rsquo; cleaning. Better to ensure your home is completely clean. Remember how you feel when you are going out for a special event&amp;hellip; hair cut, clean shave, manicure, etc. Well, your house needs that same maintenance especially when you are putting it on display for a potential buyer.&lt;/span&gt;&lt;/p&gt;

It could be that the pet has not been cleaned in a few days/weeks or it could be that the cage and/or litter box needs to be clean. Rid the home of any unpleasant smells from pets, cages, or carpets. A smell can sometimes be too distracting to the buyer that they don&amp;rsquo;t really see the beauty of your home.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;It's staggering when you think about the cost of living, especially if you're a renter and not a home owner. If you are currently paying $1,000 a month for rent, then over the next three years, your property management company or landlord will effectively have made $36,000 of your hard earned cash! &lt;em&gt;You're paying their mortgage when you could be building equity in your own property.&lt;/em&gt;&lt;br&gt; &lt;br&gt; &lt;strong&gt;What if I don't have the money to buy a home right now?&lt;br&gt; &lt;br&gt; &lt;/strong&gt;There are loan programs available that offer low and no down payment options. The options include using the Texas Bond 77 program, USDA loans, FHA permits gift money as a down payment, and often sellers are willing to make a contribution to your purchase (specifically closing costs) if they want to sell the home quickly.&lt;br&gt; &lt;br&gt; There are many benefits of home ownership to consider, most of all, tax deductions. Let's take a look at how advantageous this can be as a homeowner:&lt;br&gt; &lt;br&gt; &lt;strong&gt;How much is tax deductible?&lt;/strong&gt;&lt;br&gt; &lt;br&gt; Tax deductions vary, but the IRS has laid out solid rules. They also have several tax publications full of helpful information worth taking the time to read. Publication 530,&amp;nbsp;&lt;em&gt;Tax Information for First-Time Homeowners,&amp;nbsp;&lt;/em&gt;is very thorough, as is Publication 936,&amp;nbsp;&lt;em&gt;Home Mortgage Interest Deduction&lt;/em&gt;. For quick reference, you can refer to Tax Topics 505,&amp;nbsp;&lt;em&gt;Interest Expense&lt;/em&gt;, and 504,&amp;nbsp;&lt;em&gt;Home Mortgage Points&lt;/em&gt;.&lt;br&gt; &lt;br&gt; These publications often refer to local and state guidelines, so you may want to consult a CPA to answer all the questions that arise from reading these materials. Here are a few tips you should know up front:&lt;br&gt; &lt;br&gt; &lt;strong&gt;Real Estate taxes are deductible on a primary residence.&lt;/strong&gt;&amp;nbsp;Real Estate taxes are paid at settlement or closing, or through an escrow account.&lt;br&gt; &lt;br&gt; &lt;strong&gt;Mortgage interest is deductible on a loan to purchase, build or improve your home.&lt;/strong&gt;&amp;nbsp;Your lender will provide you with a Mortgage Interest Statement (Form 1098) to list the total interest paid during the year. This should include any deductible points paid for that year.&lt;br&gt; &lt;br&gt; &lt;strong&gt;Pre-paid interest is deductible in the year it is paid&lt;/strong&gt;. At the close of a real estate transaction, borrowers usually pay for the interest on their loan that falls between the closing period and the first of the next month. Mortgage payments are made "in arrears" so when a loan is closed mid-month, there is interest due to the new lender which must be paid in advance.&lt;br&gt; &lt;br&gt; &lt;strong&gt;If you are building a home, the interest on the construction loan is deductible.&lt;/strong&gt;&amp;nbsp;The construction period cannot exceed 24 months prior to the date that you move in if you claim this as your primary residence.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Home Buyers are no different&lt;/strong&gt;&lt;/span&gt; and i&lt;/span&gt;&lt;span&gt;t seems like the natural way to start the negotiation process is to offer less than the asking price for the home. However, with the market making a turn upward, &lt;span&gt;&lt;strong&gt;be wary of "low balling" &lt;/strong&gt;&lt;/span&gt;and submitting an outrageously low amount, many Sellers are now receiving Multiple Offers on their home.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Having the Seller knock a few thousand dollars off the sales price sounds good&lt;/strong&gt;&lt;/span&gt;, but in actuality, &lt;strong&gt;&lt;span&gt;it won't make much difference in your monthly payments&lt;/span&gt;&lt;/strong&gt;.&amp;nbsp;&lt;/span&gt;&lt;span&gt;However, a buyer who only has enough available funds for down payment and closing costs will have to live in a home exactly the way it is until they've saved more money to make their desired changes/repairs.&amp;nbsp;&lt;/span&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Instead of lowering your offering price, how about having the Seller take that money off in other areas like the Home's Condition or Seller Concessions, could make a big difference in your pocket book&lt;/strong&gt;&lt;/span&gt;.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Let's say you found a home that needed $5,000 worth of improvements and the seller would lower the price by that amount. Great, your purchase price is lowered BUT financing those improvements with a separate bank loan will result in you having higher payments due to a higher interest rate and shorter term than your mortgage. &lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;INSTEAD&lt;/strong&gt;&lt;span&gt;, &lt;/span&gt;&lt;strong&gt;&lt;span&gt;you could Offer Full Price and ask the seller to make your desired improvements prior to closing&lt;/span&gt;&lt;/strong&gt;&lt;span&gt;. This will result in lower monthly payments based on today's low mortgage rates and 30 year term.&amp;nbsp;&lt;/span&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;span&gt;&lt;strong&gt;OR &lt;span&gt;negotiate with the seller to pay that amount of your closing costs, which then means you get to check your saved money &amp;amp; now have the cash to make the improvements&lt;/span&gt;&lt;/strong&gt;.&lt;/span&gt;&amp;nbsp;&amp;nbsp;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;&lt;span&gt;&lt;span&gt;When buying a house, especially in today's roller coaster market, remember the saying "there's more than 1 way to skin a cat".&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;By offering Full Price, many Sellers are more apt to consider concessions regarding condition or terms which can be balanced to affect the value of the property. &lt;/span&gt; &amp;nbsp;&lt;/p&gt;

      <title>The Elbow "Heard Around The World"</title>
      <description>&lt;p&gt;&lt;strong&gt;Okay, I think the phrase "Around The World" is a bit much&lt;/strong&gt;... not a big fan when the media uses it.&lt;/p&gt;
&lt;p&gt;I'm sure many Sports Fans know about the elbow thrown by Metta World Peace (aka Ron Artest). Basically last week, Metta World Peace (Los Angeles Lakers) threw an Elbow to the back of the head of James Harden (Oklahoma City Thunder) shortly after a dunk in the game between the Lakers and the Thunder.&lt;/p&gt;
&lt;p&gt;If you missed it, here is the video:&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;/p&gt;
&lt;p&gt;The shot to the back of the head caused James Hardin to get a concussion and miss a few games so far. &lt;strong&gt;The NBA reviewed the play after the game and have suspended Metta for 7 games.&lt;/strong&gt; This means that he will miss the rest of the season, which is pretty much over, and the first round of play-offs.&lt;/p&gt;
&lt;p&gt;After reviewing the video,&lt;strong&gt; do you think 7 games is enough?&lt;/strong&gt; Many feel that it should be longer. Metta sticks to his story that it was just a celebration move and he didn't mean to hit him in the head. I don't believe that at all. It was clearly an elbow that was being thrown with purpose. Perhaps he didn't mean to get the back of the head... and perhaps he didn't mean to get caught... but the elbow was certainly thrown on purpose. &lt;strong&gt;What do you think?&lt;/strong&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;&lt;/p&gt;&lt;p&gt;If you are like me, you love "Neighborhood Garage Sales". Its a fun event that gets most of the neighbors outside selling any small or large item that is extra around the house.&lt;/p&gt;
&lt;p&gt;Typically these large events bring out quite a crowd!&lt;/p&gt;
&lt;p&gt;Well, this weekend (Friday and Saturday) head to Panther Creek Estates in Frisco Texas. They will be having a large neighborhood garage sale between the hours of 7 am and 1 pm.&lt;/p&gt;
&lt;p&gt;I've you've never been to a neighborhood garage sale, you should know this... the good items will be gone early! :-)&lt;/p&gt;

Community-wide garage sales have been more effective cost of shopping with gas prices as high as they are. It also benefits residents because the traffic is much higher.&lt;/p&gt;
&lt;p&gt;You can expect residents selling gently-used clothing, children's items, furniture, books, artwork, home decor, electronics, yard equipment and my favorite type of items: the unpredictable ones.&lt;/p&gt;
&lt;p&gt;"Ya never know what you're going to find" - And that's the best part of a garage sale.&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;span&gt;Asteroid: &lt;/span&gt;&lt;/strong&gt;&lt;span&gt;This game requires two teams, a softball called asteroid and a soccer ball called planet. The planet team players have to kick the soccer ball between them while the asteroid team has to pass the soft ball by hand to the closest team member to hit the soccer ball. The teams switch roles on a successful asteroid hit.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;span&gt;Toppling Towers: &lt;/span&gt;&lt;/strong&gt;&lt;span&gt;A 4- to 6-foot circle is drawn with chalk for each player who has to make a tower of a certain number of stackable items in the middle. All players have an equal number of soft balls (rolled up socks also work well). Now each player must try to break the towers in the other circle. You can defend your tower by blocking the ball and even rebuild it. At the end of allotted time, the player with the highest tower wins.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

They live in Arizona, but you never know if someone is brought out to Texas or any other state. Thought it was important to reblog this post for as many people to see as possible. &lt;p&gt;This is &lt;strong&gt;Isabel Celis&lt;/strong&gt;. She's 6 years old and went missing from her home overnight Friday/Saturday in Tucson. Law enforcement is out in full force, as are neighbors, looking for her. Police don't have much information to go on.&lt;/p&gt;
&lt;p&gt;And it's breaking my heart.&lt;/p&gt;
&lt;p&gt;I don't know the family at all but to know such a sweet little one is not home where she belongs makes my heart ache.&lt;/p&gt;
&lt;p&gt;If you're in Arizona - Tucson, Phoenix, Flagstaff...anywhere, &lt;strong&gt;please donate some of your blog space to spread her flyer around and into your social circle. Time is of the essence now.&lt;/strong&gt;&lt;/p&gt;
