You Are Qualifying For A Mortgage Payment, Not A Mortgage Balance

When you Pre-Qualify for a Texas mortgage, remember that you are qualifying for a payment, not for the loan balance.

When a buyer calls me for a Pre-Qualification Letter (also incorrectly called a Pre-Approval letter… because there is a HUGE difference in the two), I explain to them that they are actually qualifying for the payment and no so much the balance of the mortgage. During the call we will review the numbers in detail and I explain to the client that they qualify for a mortgage payment up to $XXXX.XX. The reason I explain to them that its all about the payment is because that is truly what they can afford.

Our job as a Loan Originator is to ensure that your overall Debt-to-Income ratio is low (also called DTI). The DTI is calculated using your Gross Income (before tax) compared to your monthly obligations. These obligations include all items listed on your credit report, your full mortgage payment, and other others dues associated with the home (i.e. Condo or Homeowners Association Dues). This calculation does NOT include your utilities, cable, water, or trash.

Here’s an example…

Recently I had a client qualify for a mortgage of $1350. This was based on a Condo worth $115K. The payment of $1350 included the Principal Mortgage Payment, the Condo Association, and the Annual Taxes.

The home was taken off the market right before the buyer had submitted the offer. The following weekend, the buyer found another Condo they wanted to purchase. This home was actually slightly less in cost so they buyer assumed they would qualify. Here is where the problem is… Although the Condo itself was cheaper, the Condo Association Dues were $110 higher per month. The overall payment would have been $1410. The buyer no longer qualifies for this Condo even though it’s cheaper than the previous Condo.

Sure, the buyer could put more money down in order to lower the balance even further and help lower the overall mortgage payment. But, had I not explained this to the buyer at the beginning, this could be a very uncomfortable conversation.

When searching for a home, make sure you understand all the qualifications by asking questions to your Mortgage Loan Originator. If the home you are buying does not have Association Dues, you may not run into this issue. But it could make a huge difference and its best to know the full story before shopping for a home.

The Jamie & Lillian Caulk Memorial Fund

I cant say that I have the privilege of knowing Missy Caulk very well. I've only commented on a few blogs and perhaps a few comments on facebook. I certainly know the name though because she is a friend to many. I've only heard good things for the past 3 years I've been a part of Activerain. Bob on the other hand... I've had a chance to hang out with that guy a few times. Great guy! Lots of fun and is always available to answer questions or assist in any way.

By now I am sure many of you have heard about their loss. The below post is wonderfully written by Elizabeth. I wanted to share the links and information with all of you. Every dollar counts. Its a great example of how we are one big family on Activerain. Take a moment, read the details, and write a small check (or paypal) for a few dollars.

Sometimes life isn’t fair. Sometimes life throws things at us that we should NEVER have to live through. And sometimes, we have those that can find a way to rise above the worst possible things that can happen to a family...the loss of a child, followed immediately by the loss of a grandchild.

This, my AR family, is precisely what happened to our very own Missy Caulk and Bob Stewart family. What would have broken most of us, has not broken this amazing family. Faith, and lots of it has gotten them through this gut wrenching time.

On October 14th, Jamie Caulk was in a horrible car accident in Nashville that ended up taking his life. Jamie is one of Mike and Missy Caulks 5 wonderful children and was just 27 years old. As most of you know, Christa Caulk married Bob Stewart last year. Bob lost a wonderful brother in law and Christa lost her brother. Thousands were praying for Jamie and asking for a miracle, but sometimes God has different plans. They laid their dear son to rest in Ann Arbor on October 25th, 2011. Almost one month to the day, they lost their precious granddaughter, Lillian Elizabeth, who was only 11 weeks old. Liilian Elizabeth was the daughter of Alyssa Caulk, Missy’s youngest daughter. She was laid to rest alongside her Uncle Jamie. Lillian is lovingly called Lillie Bear.

I first “met” Missy right here in AR, during the Makeover to Takeover challenge. I came to know her and love her as a very intelligent woman who is forward thinking, leading many of us into the future. Missy is a loving mother. Missy is an incredible Realtor and was one of the earliest members here in AR. She is loved by many and has earned that love and respect. Missy is good and it shows through her daily interactions and shows through her children. They are a beautiful family. Each and every one of them. Good. Good hearts, good souls. They love one another and lift each other up. They are also great lovers of God, which is what has gotten them through this terrible, terrible time.

As many have, I have been broken hearted since first hearing of Jamies accident and Lillie Bears passing. I’ve wept for them, I’ve prayed for them, I’ve “hoped” for them and “wished” for them.

A good friend of Missy’s, Carol Grubb, contacted Cyndee Haydon. She shared with Cyndee their plan to dedicate a park bench in a special place in Jamie and Lillie Bear’s honor. She asked Cyndee if she could help let all of Missy, Christa and Bob’s online friends know about it so we could also be a part of this memorial project. Cyndee stepped up, said yes, and now here I am. I’m thankful that Cyndee asked me to participate so that we can all help bring some happiness to the Caulks lives. Cyndee made a beautiful video for you to watch:

Many of us have simply felt helpless...I know this will all enable us to feel as if we have done something to bring smiles to the Caulk family. Frisco Texas - A Dancing Home During The Holidays

I learned two things over the past 2 weeks. The first is to NOT say I'm going to blog when a major holiday is coming up. Clearly I could not stick to the daily blogging and I apologize for that. The good news is that I'll start blogging on a daily basis starting January 2nd.

The second thing I learned is to stop and enjoy the holidays. Sometimes things just get so buys, you don't take the time to just sit back and enjoy it.

We have a house up the street that is ALWAYS decorated and actually dances during the holidays. The light show is played to several holiday songs and really is a joy to watch. For a week, I would just drive by but I swear the family kept adding more and more lights. I finally found myself listening to several songs one night and thought I'd share it with my friends here.

Reap the tax deductible rewards of home ownership in Texas.

If you’ve purchased, sold or refinanced your home in the past year, tax season is the best time to reap the benefits of being a homeowner! Take advantage of these tax breaks today and you could enjoy a bigger return in April!

Mortgage Interest. For most homeowners, the bulk of your mortgage payment is going towards interest – and that’s a big tax break for you! The mortgage interest on your primary residence is fully tax deductible, unless, of course your loan is more than $1 million.

You can also deduct late payment charges as home mortgage interest as long as the payment was not late due to a specific service received in connection with your home loan. Also, if you pay off your mortgage early and incur a prepayment penalty, you can deduct that penalty as home mortgage interest (subject to the same requirements for late payments).

Property Taxes. Your property taxes - the annual taxes based on the assessed value of your property – can also be deducted. Your mortgage interest statement may list the amount of real estate taxes you paid if your taxes and homeowners' insurance went into an escrow account when you closed on your mortgage. You can also review your cancelled checks to determine your total real estate tax deduction.

Loan Points. Any points you paid to get a better rate on a home loan, are tax deductible in the year you made the purchase as long as:

The loan is secured by your primary residence and it was used to buy, improve or build the home.
Paying points is an established business practice in your area;
The points are computed as a percentage of the loan principal;
The points are clearly defined on the buyer's settlement statement; and
You put cash into your home purchase in an amount at least equal to the points you were charged.

Loan Points on a Refi. The points you paid on a refinanced loan may also be tax deductible, however in most cases, the points must be deducted over the life of the new loan. So if you paid $2,000 in points to refinance a 30-year mortgage, you can deduct $5.56 per monthly payment, or a total of $66.72 if you made 12 payments in one year on the new loan.

Interest on a Home Equity Loan. The interest on a home equity loan may be tax deductible up to $100,000. However, if your home equity loan, when combined with your first mortgage amount, increases the debt on your home to an amount more than the property's actual value, you’ll face deductibility limits. In these cases, the IRS allows you to deduct the smaller of interest on a $100,000 loan or your home's value less the amount of your existing mortgage.

Talk with a CPA. I am sharing the information above so that you are aware of your options. It is always best to speak with a CPA regarding what you can and what you cannot write-off for your taxes.

How Appraisals Can Kill A Deal

Typically, I do not have any complaints about the Appraisal Process. Ultimately, the Price Listed by the appraiser is based on the sales within the neighborhood over the past 3 months to 1 year.

This week was not a great week for appraisal values in my area. In one situation, the borrower did not currently have Mortgage Insurance (required for loans over 80% of your homes value). The borrower insisted that the home was XXX amount, even though there were signs leaning towards the home being slightly less than that amount.

Well, we moved forward with the understanding that we may need to come up with other alternatives, should the appraised value become less than expected. Sure enough, the home was $20K less than the client anticipated (and even a few thousand less than what we thought the value would be).

Unfortunately, that meant that the borrower would be able to still refinance to a MUCH lower interest rate.... however, because they needed Mortgage Insurance now, much of the savings would be lost because the MI amounts have increased so much (specifically FHA MIP Premiums).

After we ran the numbers again, the overall savings to this client did not justify the interest savings.

For the second client, the home also came in low. But with this situation, we were still able to save the client a ton of money in interest. Sure, they are having to add MI, but they are also combining the 1st and 2nd mortgage, and lowering the interest.

In most cases, I only have Appraisal Issues when it comes to refinancing a home. During purchase transactions, it typically means the buyer/seller need to negotiate on the price a little biit. The other time that an appraisal could mess with a purchase transaction is usually with FHA loans. For FHA Loans, the appraiser must be a little more thorough with thier analysis to ensure the home is in livable condition.

Overall, I have had many good experiences with the new appraisal process (knock on wood).

Quinten's Game Day - Day 2 of my personal blogging challenge

This is day #2 of my personal challenge. As I mentioned when I started yesterday, my goal is to blog for at least 30 days straight. They say it takes 21 days to form a habit, so 30 days should really keep my on track.

Today is Thursday, which is Game Day for my son. This is his last year of Middle School and his second year of making the basketball team. Last year he made the B team as a starter (there are three divisions in Middle School - A, B, and C teams). Over the past year he worked on his game, received some private coaching, and has really shown improvement. That being said, he made the A team this year. Not quite a starter, but he's still working on his game and has slowly increased his playing time.

Overall, I am very proud of him because he worked hard to make the A team this year. His hard work has paid off (but still keeping his school work a priority). This past weekend, they had a local tournament between the Middle School 'A' teams. There were two divisions, both with 8 teams. We finished in 4th place, but played very well. There is another tournament in a few weeks, so we will work towards a better outcome next time around.

What I really like is that the school requires the boys to dress in a shirt and tie on game days (hence the picture)

Sorry its so crooked, tried to take a candid shot on his way in. LOL Kids don't like to take pictures first thing in the morning, so I took what I could get. Anyway, this is a great look for the boys on the team, instead of wearing their jersey or sweatshirts.

My Own Personal Challenge to Blog Daily

I see there is another Challenge out there which pushed some Activerain Bloggers to get into the groove again. Since I didnt see the challange initially, I decided that I need to have my own challenge to blog each day.

So, for the next month, I'll accept my own Challenge to sign on and post a story or two. To keep it interesting, I'll be sure to mix it up between business and fun.

Why a blog challenge? Its easy. When I was blogging a long, about a year ago, I was certainly seeing the benefits of blogging. I had Real Estate Agents calling with referrals and clients were finding me online. I have found that Activerain has been HUGE for my business (and still is). I've been able to build some great business relationships, friendships, and added to my client base. In order to maintain and continue to build my business, I'll need to amp up my blogging.

Contrary to what some believe, its not just the business blogs that get attention from clients (however, I am sure that rambling on and on is not the key either). That being said, I am not going to ramble on today, but I did want to let everyone know that I am accepting my challenge because now that holds me accountable. Accountability is the key for me. When Jason Crouch and I started the P90X challenge last year, it was the accountability partner that got me through it. So, now Im relying on my Activerain friends to hold me accountable for blogging on a daily basis. I'm sure no one will send me an email or call me if I don't blog, but the fact that I've put it in writing will hold me accountable.

If you are involved with a current challange and I am not already following your blog, let me know. I'll definitely follow you and add comments. No pressure to subscribe to my blog as I'm going to blog either way :-) One thing is for sure, its not the amount of comments you receive, its the amount of business that blogging brings.

Renting vs Owning - The Big Debate

There comes a time in everyone’s life where they have to make the ultimate decision and decide whether to buy and own their own home or continue to rent. It’s a huge decision as both have notable benefits and disadvantages and it is not one to be taken lightly. So lets have a look at these advantages and disadvantages to see which option is really the best option for you.

Owning your own home is the traditional dream that practically everyone has, especially when it comes to starting a family. It gives you a feeling that you have accomplished one of your goals and that you are both financially and emotionally secure as well as giving you a great sense of community. But is it the right decision for you? Lets have a quick look at the advantages and disadvantages of buying and owning your own home.

Advantages:

Set your own rules
Sense of security
A home is a great investment (long term, not for a quick turnaround, especially in todays market)
Get various sort of tax rebates and deductions
Repayment is usually the same or even lower than it would cost to rent - see example of my rent vs own comparison
You build equiry over time
Improve your credit score if you need a loan in the future

Disadvantages:

You are liable for any accidents and injuries on your property
You are liable for any damage to your neighbors house if stemmed from your property - for example a tree branch falling over the fence and damaging something in your neighbors yard.
Responsible for any maintenance in, on, or around your home
No longer can you just pack up your things and leave when you want. You'll need to list and sell your home
Large loan responsibility even if you are having financial hardship
Required to have homeowners insurance to cover damages to the property
Responsible for property taxes
Requires an upfront down payment (VA and USDA are 100% financing products, if you qualify)

Renting is something most of us start out doing and many people are comfortable doing it all their lives. There are many advantages to renting a home but there are also a few disadvantages. Let’s have a look at them.

Advantages:

You can up and leave as soon as your lease it up
If you run into a financial hardship, you can move again
Little or no responsibility for maintenance
Sometimes utilities are included in the rent cost
Sometimes you have free use of amenities such as laundry, pool, and other sorts of actualities

Disadvantages:

Limited or no freedom to what you can do with the place (paint, design, build, etc)
Rent MAY increase
No tax deductions
At risk of being evicted
The house could be sold and you can be asked to leave
Could have restrictions on certain things like noise and pets
Could have restrictions on the number of members living in the house/apartment
Rent is not going into a productive investment for you

As you can see clearly there are many advantages and disadvantages to owning your own home and renting. Some have advantages and disadvantages the other doesn’t have, but both can be a comfortable way to live. When it really comes down to it you have to choose the one that suits you’re financial, emotional and lifestyle needs at this time. You have to take your future into account as well, will you want to be tied down and take responsibility for a huge investment or will you prefer the freeness of being able to move whenever you please? It can be quite a hard decision to make and it is one that needs a lot of time and thought before you proceed to take any further steps.

BEWARE of Scammers on TRULIA!

Its crazy to think that some people can get away with this. Unfortunately, sites like Trulia are viewed often by buyers/renters. So, for this to happen there does not look good.

Michelle gives all the details below about what happened. Scary to think that a Renter would have to double/triple check on the Rental Management Company or Individual Homeowner.

I guess the only thing to do is that while the landlord is doing a background check on you, you should also do one on them before you write a check for anything.

BEWARE of Scammers on TRULIA!

Friday I receive a direct e-mail from a tenant questioning the list price of my new rental listing in Smithbrooke because they saw it on another website for less.

Since it's my rental listing and we've never had a price reduction on the property there is no way it should be listed elsewhere for less.

I ask the tenant where they saw the property listed for less and her response TRULIA.

The listing is $1,100 a month and this scammer took my content (description and pictures), then posted it on Trulia for $750 a month. I know this happens on craigslist all the time, but I had no clue it was happening on Trulia too.

Below is the response I received from the scammer when I inquired about MY listing:

Hello,

How do you do ? Thanks for the interest in my House,my house is still available for rent and is located at :### 6936 Crooked Fence Drive, Lake Worth, FL 33467 ###, quite and safe I only need someone that can take good care of the house at my absence because right now am not around i just secured a contract in Westminster, London of which i will not be back until after 2years. And am here with the house keys and document,i tried to look for management before i left but couldn't get any in time.If you know that you have a good reference and a good credential you can email me back to secure and occupy my house at my absent.

Texas Rangers - Not the only winning team in Dallas

Typically, everyone is pulling for the Dallas Cowboys... all year long... even during the offseason. So, its great when other Dallas Teams hit the spotlight. Takes a little pressure off of Tony Romo during the week.

I will disclose upfront that I am not a huge baseball fan, however, I always cheer for the home team. That being said, I am of course watching and pulling for the Texas Rangers ( who are now tied 1-1 with the St Louis Cardinals in the World Series). Im not sure if that qualifies me as a Band Wagon fan or not. After all, I do live in Texas so it only seems right to cheer on the home team!

Other successful Dallas Teams include the 2011 NBA Champions - Dallas Mavericks. Now, I am a HUGE basketball fan. Even before moving to Dallas in 2004 I was a Mavericks Fan (and still a Laker Fan as well).

What you may not be aware of is that Dallas has another winning team... FC Dallas, which is our MLS Team. Well, they just clinched a return trip to the MLS Cup Playoffs. Last year FC Dallas was the Western Conference Champions. We are lucky enough to be just 5 minutes from Pizza Hut Park in Frisco Texas, which is home of FC Dallas. This could be our year!!!

On October 23rd, there will be a FREE event at Pizza Hut Park - a Playoff Pep Rally - to celebrate FC Dallas when they return home. The event is from 6-8 pm. The full squad of FC Dallas will be there, taking pictures and celebrating.

Love meeting with other ActiveRain Members

Our virtual friends are not always are real friends. Sometimes we talk and talk online, but never really make the effort for some 'Old School' networking... you know, face-to-face.

Last week I had the pleasure of having lunch with two Activerain Members. Kim Daugherty and Laura Barron. They are Broker/Owners of D&B Real Estate in McKinney Texas. AND... they are sisters!

Here we are after lunch in front of their office, which is located in the center of McKinney Square. Very nice location and surrounded by lots of shops and restaurants. We ended up eating at Square Burger. This was my first experience with Square Burger and it was very very tasty! I highly recommend giving it a try. And hey... while you are there, stop by and say hello to Kim and Laura!

I had met Kim previously at the last two Dallas Raincamps, but had not had the pleasure of meeting Laura until Friday. Apparently they were at the Houston Raincamp, but I didn't see them. Did you see them there? I think they flew under the radar during that trip...probably trying to avoid Greg. Nah, Im sure thats not true.

When is the last time you got out and met some fellow "Rainers"?

Do I REALLY Need An Inspection for my Frisco TX Home?

I am not surprised when a Home Buyer asks me 'Do I really need an inspection?'. After all, this may be their first home so they don't know what expenses can be avoided and what is a must.

My answer to the question is always - ABSOLUTELY! The buyer should always get an inspection done on a home before moving forward with the purchase. And no, the appraiser (even on FHA loans) does not inspect the home as in-depth as a Home Inspector.

Imagine moving into your home in the middle of winter, only to find out that the furnace doesn't work. Replacing a 40 year old furnace is far more costly than hiring a home inspector. Buying a home is likely the largest investment you'll ever make. The buyer needs to be assured they are investing in a quality home.

A Home Inspector will examine the following (and much more):

Heating System
Central Air Conditioning System
Interior Plumbing
Electrical System
Roof and Attic
Insulation
Walls, Ceilings, and Floors
Windows and Doors
Foundation
Basement (not very popular in Frisco Texas)
Overall Structure of the Home

The BEST part of having a home inspection before you purchase a home is this fact; if there are significant problems, you have the ability to walk away from the deal. However, if you purchase a home without a thorough inspection, you may find yourself paying more money then you should.
