October 2008 Statistics for North Dallas

Below you will find the NTREIS October Statistics for North Texas, specifically Allen, Frisco, Carrolton, McKinney, Plano, and Richardson.  The numbers themselves shouldn't come as any great surprise.  As you would assume this year, the sales dollar and volume are down from this time last year.  The good news is that homes here in the Metroplex continue to hold their value.  Average and Median sale prices are up in many areas - a point underscored in Tuesday's Dallas Morning news, which referenced an industry study concluding that Dallas was one of several markets (virtually all in Texas) where homeowners would not experience a loss in value.  Bottom line - the numbers aren't what we would prefer, but they're not nearly as bleak as the media and the national outlook might lead you to believe.

City # of sales 2007 to 2008 Average Sale Price 2007 - 2008

Allen 73 - 39 % $ 222,253 + <1 %

Carrollton 70 - 32 % $ 180,672 + 3 %

Coppell 29 - 19 % $ 304,893 + 9 %

Frisco 143 - 33 % $ 301,473 + 3 %

McKinney 128 - 33 % $ 216,046 + 7 %

Plano 186 Unchanged $ 271,441 + <1 %

Richardson 64 - 39 % $ 218,386 + 18 %

Numbers are usually always on a steady increase in the NOrth Texas area and your chart continues to show that.

Thanks Donna!  Its great living in North Texas.  You should consider sticking around.  :-)  Kidding.  Appreciate the comment.  Now, I just need to make my chart look better.  It looked different before I saved it.
