How about that... Home Sales rise 7.2% in Dallas from June to July

Its true! Home Sales have risen 7.2% from June to July.  Did you know this is the BIGGEST increase month-over-month in almost 10 years?  That is great news!

How did this happen?  Well, there are 3 main reasons that home sales have increased.

  • Lower Prices - Higher inventory has brought down many home values. This is good news for buyers, but not so great for sellers.
  • Low Interest Rates - Rates were at an all time low in February 2009. But just because the media stopped talking about the rates does not mean they have jumped way up. Rates are still fantastically low!
  • First Time Home Buyer Tax Credit - Although I am not convinced that this sparked a ton more buyers, it certainly did not hurt at all. However, I am sure that many First Time Home Buyers purchased a little earlier to ensure they received the credit. Hey, why not!
We are getting nearer to end of summer (this summer has flown by), which also means we are getting closer to deadline of the 11/30/09 First Time Home Buyer Tax Credit. This is money the government is giving to you, just for buying a home which you are going to do anyway. Take advantage of the opportunity while it is still available to you.

Hi John... this is excellent news.  I was excited when I heard it reported because, clearly, the media reporting this will show people that ehat we have been telling them is not just hype... the Dallas real estate market is HOT!

John - Buyers in my area really started to stop listening to the national media and start paying attention to the local experts this spring.  The results you are seeing seem to indicate a similar trend.  As Steve said, Dallas look like a hot market right now.  Sellers would be wise to get their homes on the market quickly.  With interest rates remaining low and the tax credit still in place, buyers should be pre-approved and ready to act soon.

Agreed Steve. It was nice to hear the positive for a change. We need to get that information spread around a little more.

I think you right Erik. Its a combination of people not listening too closely to the national news, plus I am not hearing as many negatives about it. There is still plenty of negative news to be reported, and Im happy Real Estate is not on the top of the list any more.

Perhaps thats a lot to ask for Sheila. Instead, I'll be happy with a December 2009 that was better than December 2008 and a Nov 2009 better than Nov 2008. That is probably a little more realistic LOL

My main title company lady in Richardson had 33 closings the last week of July, and that was just her.  There are two other closers in the office with almost as much!  July was crazy busy!

That is great news for Dallas. In my market research I did over the last couple of days I did notice an increase in the number of sales pending. I did not stop to do the math but it was a noticeable difference.
