Always keeping us on our toes. It appears that Google has changed up some things again. Brad wrote a detailed description of the latest changes and how it can effect you. His suggestion... focus mainly on providing great information to your readers and clients. Don't focus solely on the SEO portions of your blog.

Google has changed some of their algorithms for SEO and SERP results.   It's a new algorithm update being referred to as Penguin.  When did all this happen?  Was your site hit?  Has your page(s) gone down in the search engine results?  Has this Penguin been spotted on ActiveRain and some of your blog posts?  If so, you'd want to know about it right?


How can you tell if you were a victim of Google’s Penguin and what can you or should you do if you were?  This is an interesting topic and will definitely leave you with a better understanding of how Google is now ranking and indexing websites and pages and how the Penguin plays into it all.

Does keyword density really matter?  Do meta-tags, titles, and back links really even make a difference anymore?  What if you don’t use keywords, links, SEO techniques, or any other technical traditions of the SEO underworld, will you still show up in Google? How are you suppose to keep up with all this SEO technobabble stuff and changes?

Google is getting much smarter, much better, and much more efficient at finding ways and implementing tools and programs that keep the SEO Gods trying and guessing. My advice is to forget all that “gaming & black hat SEO stuff” and just focus on providing your readers, clients, and subscribers with great value-added and useful content.

Love When Clients Are Excited

Over the past year or so, I've found myself following my clients on Facebook (if they have an account). Its a great way for me to keep in touch with them even after the transaction is complete.

What I mostly enjoy is how excited they are about their home being built. When you are in the Real Estate business, you are use to the day to day process... the excitement really isn't there on every transaction (except for pay day of course). But for Home Buyers, the excitement is there from day ONE.

This couple I am following posted this picture about their home that is being built. The excitement was over a PORTAPOTTY which indicated to them that the builder was starting soon. :-)

Preparing Important Documents For the Sale of Your Home

I serve many Frisco TX home buyers and sellers. As a Frisco TX real estate listing agent, I always tell my sellers, "I like to take care of business right at the beginning. I have a positive attitude. When I put the sign on the market, I expect it to sell. Hence, I take care of all paperwork I need upfront. I don't like scrambling for stuff in the middle of the process.When I get a contract, I want my sellers to concentrate on negotiating. We will not be hunting for necessary paperwork".

Here are some of the important documents Frisco TX home sellers will need as part of the sale of their home:

 

  • Survey

  • T-47 if you are using an existing survey in the transaction
  • Mortgage payoff authorization (consists of your lender’s information, mortgage account information, and last 4-digits of your social security number)

Survey

The survey details the property boundaries, building setback lines and easements. The survey must have a clear and legible surveyor’s stamp also. Existing surveys are allowed to be used a new real estate transaction.

T-47: Texas Residential Real Property Affidavit

The T-47 affidavit goes alongside the survey used for the real estate transaction. With using the T-47, it states that the current owners have no made improvements or changes to the property that could affect the use of the existing survey. Changes that would include:

  • adding new structures such as swimming pool, room additions or extensions, or other permanent structures.
  • change the location of fences
  • construction projects on immediate adjoining property that encroach the property

By stating “NONE” – it states that the owner (to the best of the knowledge) does not know of any changes made (listed above).

The T-47 affidavit should be signed in front of the notary.Then, delivered to the title company along with the survey when the transaction is executed.

Upon closing, the T-47 affidavit will be requested to be signed again.

Best practice should include signing the T-47 even before the property comes on the market. When an offer is presented, concentrate on negotiating the offer, instead of running around trying to get the T-47 notarized.

 

Mortgage Payoff Authorization

The mortgage payoff authorization can be a simple request letter (with the mortgage information listed) that the owners authorize the title company to request a mortgage payoff authorization.

Summer Basketball Camp June 2012

Do you have a son or daughter that LOVES basketball? Well, the Texas Legends is hosting its first summer camp in June 2012.

The camp will be June 25th-June 28th, from 8:30 am to 3:30 pm @ Bent Tree Bible Fellowship.

Please note that this is open to boys and girls between the ages of 6 and 14. The cost is $275, unless you are a season ticket holder of the Texas Legends. Ticket Holders pay $150 (another great reason to be a Season Ticket Holder of the Legends)!

My son has been to the Mavs Camp for the past few years and it appears that this set is very similar. He has enjoyed all of his experiences and has learned quited a bit. We will likely check out this camp as well, especially since this will be the last year that he is within this age group.

Things that could cause you to lose potential buyers for your home

Attention Home Sellers! I read a great article today about how you could lose a potential home buyer and thought I’d share some of the highlights with you:


The biggest thing was the Do-It-Yourself projects – We have all had ‘honey-do’ lists, especially after you purchase a home. Sometimes it seems like that list is never ending. Its true! That list may be never ending because you’ve worked on one or two things yourself but never really fixed it correctly or 100% of the way. Some of those items can be noticed quickly, especially by a buyer that is looking through your home. Remember, the buyer sees MONEY SIGNS when items need to be fixed or replaced.

Hire a house cleaner – A professional house cleaner will get all those hard to reach areas, and the areas you’ve been putting off for that ‘once a year’ cleaning. Better to ensure your home is completely clean. Remember how you feel when you are going out for a special event… hair cut, clean shave, manicure, etc. Well, your house needs that same maintenance especially when you are putting it on display for a potential buyer.


Smells... Its been there so long, even you don’t realize its there – When living with pets, we tend to forget that they do sometimes have a smell. It could be that the pet has not been cleaned in a few days/weeks or it could be that the cage and/or litter box needs to be clean. Rid the home of any unpleasant smells from pets, cages, or carpets. A smell can sometimes be too distracting to the buyer that they don’t really see the beauty of your home.


Why is that wallpaper still up – I know that the wallpaper you chose when you first purchased your home went great with your accessories and furniture… but many buyers will see that as additional work and cost.


Keep in mind that these items are not ‘deal breakers’, however, it could make the difference between the buyer making an offer on your home or the home down the street. Other times, it can mean that the buyer will send you an offer well below your listing price.

16 Razzle Dazzle Open House Ideas!

Make Your Open House Stand Out!Sunset

  1. Hold open houses after work or during lunchtime on weekdays.
  2. Hold the open all day long from unconventional times of 9am to 6 pm.
  3. If the property has an amazing view of sunset, hold your Open House during that time.
  4. Provide easy to eat snacks and cold beverages, offer iced tea andIce Tea lemonade or fresh squeezed orange juice in the summer, warm tea or coffee or cocoa in the winter, warm apple cider in the fall.
  5. If it's hot out, have water bottles made with custom labels.
  6. Have your visitors enter a raffle for an Ikea giftcard, a gas card, a cook book, ceramic pots, gardening utensils
  7. Make professional custom packets for the property including a color brochure of the property, neighborhood and school information, an itemized list of annual utility costs,  lists of improvements made, noting the year and cost, and copies of any structural surveys or appraisals you’ve had done within the last year ... OR ... 
  8. Put out the related information on a display board and offer to send a copy to anyone who registers with you.
  9. Put an "Open House" sign with day/time in the yard a few days in advance.
  10. If the home is still occupied try pairing the open with a yard/garage sale.
  11. Put out 30 plus signs from the freeway exits all the way to your listing.Three  CDs
  12. Prepare virtual tour CDs and matching jewel cases.
  13. Invite a mortgage professional to attend and prequalify buyers.
  14. Make up a questionnaire asking visitors for a room by room feedback. Put this on a clip board to carry with them as they go room to room and give them one of your pens with your info on it.
  15. Have a contract completely filled out waiting the buyer's signature.
  16. Put on  a DVD slide show with pictures of the local area and the house with light background music.

Cleaning Ideas for Homes & Apartments

So with Spring already into action and Summer practically around the corner...are you all ready for spring cleaning of your home or apartment? If so, make sure to read the following tips before you start.

 

·        Begin by surveying and inspecting your home. Make a list of areas requiring special care in addition to things that need repairing or replacement.

 

·        Next remove the clutter in the different rooms of your home and pile these assorted items up in a designated area for the time being. With the place cleared you will be able to proceed with your cleaning more effectively.

 

·        Remember to focus on one room or a certain part at a time. Kitchens, living room, bedrooms and bathrooms all should be given due attention. Besides washing the floors, wall and windows, you must empty out the cabinets and wash them thoroughly before organizing their contents. Drapes, carpets and light fixtures must be cleaned, too. And any heavy furniture must be shifted for cleaning and maintenance of any inaccessible areas. Though not pleasant, sinks, bath-tubs and drains should also be taken care of.

 

·        It is a good idea to involve the family wherever possible, because the home is everyone’s responsibility, plus any additional hand will be a boon.

Williams-Sonoma Stonebriar Centre Frisco Texas

I just found out today that the Williams-Sonoma in the Stonebriar Mall has cooking classes on Saturdays. I'm not personally a huge fan of cooking, however, I do like to eat! My desire to eat good food would help me take the class and actually learn to be a better cook.

In the month of May 2012, the following classes are offered:

  • Saturday May 5 @ 9:30 am - The theme is Brunch. You'll learn how to make simple 'mocktails' according to their site. The mocktail samples they provide are Coffee Spritzers and Frozen Drinks. Plus some Healthy and Delicious recipes using spring produce. Yum!
 
  • Saturday May 12 @ 10:00 am - This class is special for Kids and Dads (mom's are welcome too of course) to help them prepare for Mother's Day! Its all about the Cupcakes! Do You Pay Full Price? Home Buying Tip, Dallas/Ft Worth

Samantha Smith with D&B Real Estate provides some great tips on negotiating prices and improvements. You certainly don't want to provide a 'low ball' offer on a home you TRULY want. Avoid time wasting, get the home at the right price, and do it with a Realtor that knows the area, knows their responsibility, and comes highly recommended.

Who Pays Full Price? No one!   That's right, our society & in our current economic times, No One wants to pay more than its Value regardless of the product. When you buy bananas for 49 cents a pound at one store and see them for 39 cents a pound at another store, it's not the ten cent difference as much as it is about you Over Paying.  


Home Buyers are no different and it seems like the natural way to start the negotiation process is to offer less than the asking price for the home. However, with the market making a turn upward, be wary of "low balling" and submitting an outrageously low amount, many Sellers are now receiving Multiple Offers on their home.

Having the Seller knock a few thousand dollars off the sales price sounds good, but in actuality, it won't make much difference in your monthly paymentsHowever, a buyer who only has enough available funds for down payment and closing costs will have to live in a home exactly the way it is until they've saved more money to make their desired changes/repairs. Instead of lowering your offering price, how about having the Seller take that money off in other areas like the Home's Condition or Seller Concessions, could make a big difference in your pocket book.


Let's say you found a home that needed $5,000 worth of improvements and the seller would lower the price by that amount. Great, your purchase price is lowered BUT financing those improvements with a separate bank loan will result in you having higher payments due to a higher interest rate and shorter term than your mortgage.

  • INSTEAD, you could Offer Full Price and ask the seller to make your desired improvements prior to closing. This will result in lower monthly payments based on today's low mortgage rates and 30 year term. 
  • OR negotiate with the seller to pay that amount of your closing costs, which then means you get to check your saved money & now have the cash to make the improvements.  

 


When buying a house, especially in today's roller coaster market, remember the saying "there's more than 1 way to skin a cat". By offering Full Price, many Sellers are more apt to consider concessions regarding condition or terms which can be balanced to affect the value of the property.

The Elbow "Heard Around The World"

Okay, I think the phrase "Around The World" is a bit much... not a big fan when the media uses it.

I'm sure many Sports Fans know about the elbow thrown by Metta World Peace (aka Ron Artest). Basically last week, Metta World Peace (Los Angeles Lakers) threw an Elbow to the back of the head of James Harden (Oklahoma City Thunder) shortly after a dunk in the game between the Lakers and the Thunder.

If you missed it, here is the video: 

The shot to the back of the head caused James Hardin to get a concussion and miss a few games so far. The NBA reviewed the play after the game and have suspended Metta for 7 games. This means that he will miss the rest of the season, which is pretty much over, and the first round of play-offs.

After reviewing the video, do you think 7 games is enough? Many feel that it should be longer. Metta sticks to his story that it was just a celebration move and he didn't mean to hit him in the head. I don't believe that at all. It was clearly an elbow that was being thrown with purpose. Perhaps he didn't mean to get the back of the head... and perhaps he didn't mean to get caught... but the elbow was certainly thrown on purpose. What do you think?
